What Is an ARVA?
A major step in VARA’s evolution came with the transformation known as VARA 2.0 in 2025, which introduced a new classification: Asset-Referenced Virtual Assets (ARVAs). ARVAs are digital tokens whose value is tied to real-world assets such as real estate, commodities or income streams. By classifying tokenized real estate as ARVAs, VARA shifted a previously ambiguous asset type into a clearly regulated instrument.

Under its updated rulebook, VARA now demands that firms wishing to issue ARVA tokens must secure Virtual Asset Service Provider (VASP) licences, undergo governance audits, maintain reserves and adhere to disclosure obligations.
